Geographic area boundaries were redrawn, with the biggest impact to the Northwest and South/Southeast parts of the metro.
The old boundaries for the Northwest area in particular covered such a large territory – everything from River/Oracle north to Saddlebrooke and west to Gladden Farms – that it makes sense to redesignate the more far-flung neighborhoods.
Several large master-planned communities, including Continental Ranch/Reserve, Gladden Farms and Rita Ranch, were reassigned to different areas.
The new boundaries also now exclude Green Valley, Sahuarita and Benson, which shifted overall sales figures for Tucson downward.
In our opinion, the biggest change for those currently buying or selling a home will be the movement of Continental Ranch/Reserve from the Northwest into the West territory. The addition of these new communities to the West area, which has historically been a smaller market, will significantly increase the sales figures.
In the short term, buyers interested in the Northwest area will need to be educated about the changes to ensure they don't inadvertently exclude these communities west of I-10.
