Does Inflating the List Price Work?

We had an appointment recently with a prospective client who did not agree with our strategy of pricing at-market. He wanted to inflate the list price in order to build in some room to negotiate, for the sake of negotiating.

On paper, this seems like common sense pricing strategy.

It just hasn’t been our experience that this results in a fair sale price for the seller, no matter the price point.

We’ve inflated the list price for houses in the $150,000 price range and at $2,000,000+. Whatever the price point, the results are always the same: Slow-to-no activity, no offers, or extreme lowball offers.
